Do You Need A Realtor When Purchasing a Brand New Home? When you walk into the showroom of a new housing development, the first person you most likely meet will be a realtor hired by the developer. This realtor works for the developer, not you, and that realtor's only responsibility is to get you to buy the biggest house you can afford, and to add in as many extras as possiible to make the price even higher, so that the developer makes the best profit it can get from you. Their realtor does not work for you, and will not try to get you the best deal possible. It's like going into court and asking the opposing attorney to represent you in addition to his client. You need to have your own representation, your own realtor (called a Buyer's Agent), who's only job is looking out for your financial interests, not the developer's. In Arizona, there is no fee to you to have your own realtor when purchasing a new home, as all the realtor fees are paid by the seller (which in this case is the developer).
